
Beltzhoover Elementary School was constructed in 1905-1910, and is important to the community socially and architecturally. It is being adapted for reuse into 24 apartments within the building. An addition to the school will increase the apartments within to 39. The units are targeted to seniors 55+. Common amenities provided include a community room with kitchen, bike storage space, tenant storage areas, management office and supportive service spaces. The project is a development that is planned as a catalyst for additional development within this neighborhood. The City of Pittsburgh and the Beltzhoover Consensus Group aided in the assembly of adjacent parcels for the maximum impact to the neighborhood. An unopened road will be converted to the project’s new driveway entrance. All dwellings have open floor plans, ample storage, and all Fair Housing standards will be met. The fully visit-able unit designs include a living room area, eat-in kitchen, and bathroom with grab bars and reinforcements. The school will be approved for Historic Tax Credits. All exterior features will be restored and much of the interior features will be retained. All plaster contains asbestos and significant abatement is required. Exterior building finishes on the new addition will be stone and brick to compliment the historic building’s brick finishes while creating a lasting durable elegance. A flat roof on the new addition will allow the existing historic school’s roof lines to remain prominent and will also provide space for concealing mechanical equipment. The project will be certified to the 2020 Enterprise Green Communities and is funded by PHFA LIHTC/PennHomes.
